WHAT EAGLE'S NEST CAN DO FOR CONTRACTORS
1. REDUCE CONSTRUCTION TIME ON EACH JOB - Because the shell framing and trusses are all made off site, the job goes a lot quicker on site. The walls, complete with hung windows and siding if ordered that way, go up the first day. Internal framing can be done at the same time. Trusses go up the next day or two. Deck and black in the roof and the house is dried in. It all takes four or five days on single story houses.
2. REDUCE YOUR TIME ON THE JOB SITE - Because the owner is the builder and you are a consultant, the owner does the supervision. The consultant sees the house through dry-in, then turns it over to the owner. From then on, the consultant contractor is expected to be on site a couple of hours a week to help the owner assess the quality of work done and plan for the next week.
3. REDUCE YOUR LIABILITY - Because the owner is the builder, he has the ultimate responsibility and carries the insurance to cover it.
4. GET YOU OUT FROM UNDER WORKER'S COMPENSATION ON SUBS - The owner, as a non-professional builder operates with lien waivers from subs who carry their own worker's compensation insurance.
5. RELIEVE YOU FROM HAVING TO SUPERVISE SUBS - You give the owner / builder the names of reliable subs and help him sort through the bids. After that, he's responsible for supervising their work. Your job is just to let him know when he's missed taking some necessary action. Then you step back and let him do it.
6. MAKE YOU MORE MONEY FOR LESS WORK - You sign a contract for a per square foot rate as a consultant. Coach the owner / builder well and you'll only need to be on site two hours a week. You can work three or four houses at a time that way - without all the usual headaches.
